2024 Sales: $50M–$100M Who: A land marketing company that specializes in natural resources, supported by an advertising network that connects with buyers, including institutions and conservation organizations.
WOW: Sold a land package comprising more than 4,000 acres across six states in a single transaction for more than $9 million. This transaction included areas designated for active harvesting and planting, as well as conservation easements on some parcels.
What was your take on 2024? The rural land and timberland real estate market remained strong despite economic fluctuations, rising interest rates, and global instability. One notable trend is the sustained high prices. Over the past five years, the valuations of timberland, recreational, and rural properties have significantly increased.
How is 2025 shaping up? The Northeast’s timberland sector is expected to experience moderate growth. While demand for timber products remains steady, factors such as regional economic conditions and environmental considerations may influence market dynamics. Low listing inventory continues to characterize the market. The outlook for timberland and rural land markets is positive, with opportunities for investors and landowners to capitalize on favorable conditions.listing inventory continues to characterize the market. Who: Offering properties in New York’s Adirondack Mountains, including camps, cottages, shoreline, forest acreage, resort homes, and turnkey condominiums.
WOW: Sold Camp Katia on Upper St. Regis Lake for $13.5 million.
What was your take on 2024? The Adirondack real estate market remained highly competitive, driven by strong buyer demand and ongoing inventory shortages. We saw a surge in interest for waterfront estates, custom-built homes, and exclusive land offerings, particularly in sought-after locations such as Lake Placid, Upper Saranac Lake, and the High Peaks region. While limited inventory created challenges for buyers, it also reinforced the value of properties and led to competitive pricing and a swift pace for transactions.
How is 2025 shaping up? The future remains bright as more buyers are drawn to year-round access to the natural beauty of the Adirondack Mountains. Though inventory constraints may persist, the rural land market continues to evolve with new opportunities for investors and homeowners.
Who: We specialize in the sale of hunting, fishing, and recreational properties, along with farmland, waterfront homes, and second homes. Many of our agents also are skilled foresters and natu-ral resource managers with specialized knowledge of their respective regions. WOW: Sold the Western New York Scout Council’s Camp Dittmer for $3.7 million. Located in the Finger Lakes Region, the 317-acre, well-developed property includes its own 110-acre lake. What was your take on 2024? There remained more buyers than properties to purchase for the entire year. We saw listings coming on the market at a reduced pace versus prior years. This resulted in fewer properties for buyers to choose from, which caused buyers to push pause and take more time to make decisions and potentially wait for more additional listings to come to market. How is 2025 shaping up? Listing traffic has been steadily increasing. The
market is still bloated with buyers, which is great for owners looking to sell their landholdings. Regardless
of whether it is land, land with a camp, a second home, a waterfront property, or agricultural land, there are qualified buyers for almost every type of investment opportunity right now, and they have the resources to close quickly.Who: We specialize in the sale of hunting, fishing, and recreational properties, along with farmland, waterfront homes, and second homes.
