MARKET TRENDS — NORTHERN ROCKIES

My annual field trip to Bozeman generated plenty of notes and one not-so-surprising conclusion: demand for Montana land continues to outpace supply by a substantial margin. During my weeklong stay, I met with more than half a dozen clients, while Land Report editor Eric O’Keefe broke bread with writers, photographers, and more than a few Land Report 100ers.

The most surprising post-pandemic development? The number of significant transactions that never see the light of day. Well-established brokers with longstanding ties are routinely fielding offers from family offices and savvy investors for legacy properties. Other than the skyrocketing prices of these ranches themselves, this is undoubtedly the most significant development I have witnessed since the launch of the Magazine of the American Landowner in 2007.
