MARKET TRENDS — RANCHES
In mid-June, the American Society of Farm Managers and Rural Appraisers gathered in Steamboat Springs, Colorado, for a Ranch Symposium on Land Valuation and Market Trends. Brian Smith of Hall and Hall is based in Steamboat. Not only did he attend, but he also participated on a panel that identified trends in ranch real estate. Here are his key takeaways.
“The parade of price reductions this summer is not the result of a softening market. It’s because aggressive sellers had been testing the market at too high a price. Now, they’re getting their ask more in line with buyer expectations. Demand remains strong for quality properties that are appropriately priced, although supply is still very tight. There is a greater supply of lower-quality properties, but buyers for those are increasingly price sensitive,” he says.
