I feel fortunate to have spent the tail end of October in Chattanooga at the first Southeastern Land Conference. The primary focus of the conference was commercial development, but speakers, exhibitors, and attendees shared a wealth of general land information during the various networking events.
I asked RLI President Geoff Hurdle, ALC, for his takeaway on this bellwether market.
“The Southeast land development market is experiencing a noticeable softening, primarily due to land prices that have escalated to unsustainable levels. This has made it increasingly difficult for developers to justify new projects,” he told me. “Rising construction costs — labor shortages, supply-chain disruptions, and inflated material prices — compound this issue. While land prices in the Southeast have begun to drop in some areas, these pricing corrections are modest and have a long way to go before restoring affordability and balance.”
