Methodology
The Land Report’s annual survey of US land brokerages is based on the total value of self-reported 2025 domestic land sales through traditional brokerage. Totals were not independently verified and exclude commercial, industrial, and residential assets, unless those assets were a component of a more valuable land asset. All figures were provided by the respective brokerages from February 2 through February 27, 2026.
2025 Sales: $100M–$250M
Who: Founded in 2001, we currently are licensed in eight of the Southeastern states, with 24 licensees representing these regions. Our sales area is recreational timberland, agricultural, and rural residential development.
We also have a team specializing in conservation-sensitive parcels, along with solar opportunities, and most recently, the development of data centers.
WOW! We had our best year on record, successfully closing more than 200 transactions and generating more than $100 million in sales.
What was your take on 2025? Real estate transactions set many records in both number and volume. Although timber pricing in many areas saw significant decline in stumpage prices, real estate values continued to grow significantly.
How is 2026 shaping up? We expect another banner year. Strong real estate markets and the desire for rural residential estates are at an
all-time high in the Southeast.
2025 Sales: $100M–$250M
Who: Specializing in land across Arkansas and Western Mississippi, with a focus on farmland, timberland, recreational properties, and large rural tracts.
WOW! Reached a major milestone by completing $100 million in sales in a single year for the first time in company history. Also expanded the firm’s footprint with the opening of an office in the Ozark Mountains in Marshall, Arkansas.
What was your take on 2025? The Arkansas land market continued to show steady demand. All sectors of the rural market remained very active, and properties in every land category sold well when they were correctly priced. Strong buyer interest in agricultural, recreational, timber, and investment tracts reinforced the importance of accurate valuation and strategic marketing. Overall, market conditions rewarded informed sellers with disciplined pricing strategies.
How is 2026 shaping up? We got off to a strong start, with more than $10 million in sales before the end of January. Recreational buyers remain very active, particularly those seeking waterfowl properties and Ozark Mountain retreats. While agricultural regions across the state are facing challenges from soft commodity markets and unfavorable US policies, we are seeing more agricultural tracts come to market. Well-priced ag properties continue to attract buyers.

Who: Specializing in the sale and marketing of plantations, estates, timberlands, and high-quality recreational properties located throughout the Southeast.
WOW! Closed Beech Hill in Dorchester County, South Carolina, a 1,644-acre pine plantation situated on the fringes of development in the Lowcountry. Through a multiyear effort with the county, state agencies, and national conservation groups, we were able to trade this property for our client and protected it from future development.
What was your take on 2025? It was a year of recalibration. Deal velocity slowed, but engagement did not. Buyers became more deliberate, underwriting was tighter, and timelines stretched, especially for complex or high-value assets. That said, well-capitalized buyers remained active, and high-quality, correctly priced properties continued to draw serious interest.
How is 2026 shaping up? Inventory levels are up, and options are available on the highest end of recreational real estate. While the broader market continues to normalize, we’re seeing renewed activity and confidence in high-quality, well-located assets – particularly those with scale, recreational value, and long-term legacy appeal.

Who: A land brokerage specializing in the disposition and acquisition of high-end sporting properties, antebellum plantations, agricultural land, and timberland investments. Specialties include wildlife management, forestry, conservation, agricultural land, and mineral rights.
WOW! Sold 2,778 acres in Marlboro County, South Carolina, without even taking the property to market.
What was your take on 2025? It was an outstanding year, with the successful sale of more than 12,000 acres.
How is 2026 shaping up? We started strong, closing on more than $20 million with an additional $22 million under contract before the end of February. The market remains robust, and we are confident that will continue throughout the year.

Who: A 26-year-old, full-service real estate brokerage specializing in rural land sales in Alabama and Georgia.
What was your take on 2025? The sellers’ market of 2024 continued into 2025. There were still more buyers than sellers, putting upward pressure on prices. Our inventory of listings was as low as it’s been in 25 years. Out-of-state buyers continued to call.
How is 2026 shaping up? Much like 2025, though the hunt for suitable data center sites is growing. Prices paid to landowners for deals that close are astonishing, and local governments stand to reap huge tax benefits once projects get built. But community pushback is growing, and capital-market skepticism is hurting share prices of companies that source all this money.

Who: A Tampa-based boutique land brokerage firm with a 30-plus year record, focused on selling both development and agricultural land parcels throughout Florida.
WOW! Surpassed $2.5 billion in total land sales since our inception, averaging more than one sale every week.
What was your take on 2025? A reality check for sellers who had to grasp that their land may not be worth what it was in 2022. Lots of offers, but the delta in pricing still makes deals hard to get done.
How is 2026 shaping up? Buyers are still flocking to Florida and looking for land deals, though there is still a delta between the pricing for buyers and sellers.

Who: We specialize in farms, ranches, timberland, recreational, and hunting properties across the Southeast.
WOW! We launched the company in February 2025 and were able to help 370 families, individuals, and businesses with purchases and sales in our first year.
What was your take on 2025? The Southeast experienced continued strong demand for farms, timberland, and hunting properties. Of the properties we sold last year, only 40 percent of purchasers used financing. Many buyers chose to purchase land with cash on hand or utilized like-kind exchanges to purchase replacement properties.
How is 2026 shaping up? “All Gas, No Brakes.”

Who: More than 40 years of experience in the Ocala/ Marion County, Florida, real estate industry, specializing in land, estates, farms with land, and equestrian training centers.
WOW! Helped a longtime client sell her 72-acre farm for $12 million after the passing of her husband while simultaneously finding her a new 52-acre property to build on for $5.2 million.
What was your take on 2025? A lot of large tracts have been purchased by the owners of the World Equestrian Center (WEC) in Orlando, and they are developing these properties. People from other states are moving into our market because of the WEC and because we are in the center of the state, not on the coast.
How is 2026 shaping up? We will continue to have a strong market because of our location, the beautiful land, the WEC and other equestrian venues, outstanding golf courses, and renowned fishing and hunting.

Who: For 35 years, we have specialized in sporting properties, ranches, and high-quality recreational properties in the Southeast.
WOW! Facilitated the sale of the 2025 Sporting Deal of the Year, the 5,746-acre Southlands estate in Decatur County, Georgia, for $39 million to boxer Jake Paul. Now known as Paul Reserve, it ranks as the highest recreational land sale in Georgia history.
What was your take on 2025? For generations, your land’s worth was measured by the number of wild quail found on your property. We are now seeing a trend across the Southeast with whitetailed deer as the top driver of recreational land value.
How is 2026 shaping up? Our outlook for 2026 is exceptionally strong because of market fundamentals. Many of these lands are still inherently undervalued.

Who: A subsidiary of Larson & McGowin LLC, a forest management firm with millions of acres and more than 60 years of experience.
What was your take on 2025? It was steady for the most part, with some slowdown during the fourth quarter compared with past years.
How is 2026 shaping up? It should be a busy year, though it feels as there may be some price correction as the run-up in asking prices seems to have outpaced the willingness of buyers.

Who: Founded in 1993 in Little Rock, Arkansas, we specialize in agricultural, recreational, and timberland properties throughout the Mid-South. We are members of the REALTORS Land Institute (RLI) and have more Accredited Land Consultants (ALCs) than any other brokerage firm in Arkansas.
WOW! Sold the 1,942-acre Delta Wings Farm in Desha County, Arkansas. This one-of-a-kind property features impounded green timber, tillable acreage, a reservoir, and wildlife food plots in addition to significant structural improvements. We helped our client negotiate a private placement of the farm for a gross sales price that was 52 percent higher than the acquisition price.
What was your take on 2025? There was continued strong demand for quality farmland and proven recreational properties. Inventory was similar to 2024, but demand softened from first-time buyers or investors that rely on leverage, which we believe was due solely to higher interest rates. Some listings took longer to place than expected but still traded near their asking price. Large agricultural farms of quality were hard to find. Most of those properties traded off the public market.
How is 2026 shaping up? It will be a challenging year for the agriculture sector due to low commodity prices and relatively high interest rates, which we think will lengthen the marketing period for marginal farmland. We expect continued strong demand for investment-grade farmland and proven recreational properties due to investors’ desire to put money in quality hard assets.
2025 Sales: $50M–$100M
Who: Specializing in all types of land – recreational properties, timberland, farmland, ranchland, hunting tracts, rural residential land, commercial properties, industrial parcels, and investment opportunities – in Alabama and also in parts of Georgia.
WOW! Sold a nearly 3,000-acre property for $2.7 million that included a 100-acre lake, a large lodge and an outstanding barn. An interesting component of the sale was that 577 acres of the property was fee simple, with the remainder in a 30-year lease.
What was your take on 2025? It was an outstanding year.
How is 2026 shaping up? It should be one of the best in the over 30-year history of our office.

Who: Based in Georgia, we specialize in HBU tracts, recreational land, farmland, timberland, land manage-ment, and a special focus on transitional development land.
WOW! Assisted a client in negotiating the sale of a 1,900-acre HBU timber tract that was in a prime location for continued development due to urban growth.
What was your take on 2025? One of our best. An influx of eager buyers met limited property supply.
How is 2026 shaping up?
We expect it to be a great year for sellers to cash in on long-term holdings. Buyers might have a harder time finding the right tract in Coastal Georgia. If the beginning of the year was an indicator, we should expect strong demand for quality properties.

WOW! Sold a $6.2 million legacy farm in only 45 days. The property features miles of river frontage and was
enrolled in a conservation easement. Also listed Hog Island, which is a literal island with an off-grid cabin. The property is enrolled in a Ducks Unlimited conserva-tion easement.
What was your take on 2025? Our listing inventory ticked upward, and our number of transactions went downward slightly. However, volume-wise we had our best year since our inception in 2011. How is 2026 shaping up?

same family for generations. What was your take on 2025? The rural land market was steady but more selective than the past few years.
Higher interest rates slowed down some buyers, but qual-ity farmland, timber tracts, and recreational properties
still moved when priced right. Buyers were cautious and focused on long-term value, income potential, and usable acreage. Overall, it was a solid year for well-located rural land, but pricing and patience mattered more than ever.
How is 2026 shaping up? We’re optimistic. Buyer demand remains strong for development, farmland, tim-ber, and recreational tracts,
and we’re seeing more serious inquiries. As rates stabilize and confidence improves,
we expect more activity and smoother deal flow.

WOW! After personally helping make improvements to the farm and fields, sold an 850-acre property that included approximately 200 acres of row-crop production.
What was your take on 2025? Well-positioned properties with the right story, right exposure, and realistic but confident pricing still moved, even when the broader mar-ket data suggested caution. Buyers didn’t disappear. They just became more selective and more intentional.
How is 2026 shaping up? Steady and positive. Buyers are still there, especially for good land and well-positioned properties. Success will come from pricing con-fidently, marketing properly,and understanding the land and not just following broad market headlines.

What was your take on 2025? It was a strong year. Demand remained steady, and land values held firm throughout the year. Small farmstead tracts led the way in activity, as buyers prioritized manageable acreage suitable for homesites, hobby farming, and recreational use.
Overall, the market reflected sustained interest in lifestyle-driven purchases and long-term land investment.
How is 2026 shaping up? The outlook remains positive. The migration trend from urban areas to rural communities shows no clear signs of slowing. What was your take on 2025? The first half of the year was highly successful, with lots of transactions. The second half saw a downward trend due to above-average interest rates and tariff talks.
How is 2026 shaping up? We are experiencing a large supply of inventory, so buyers are able to be a little pickier as they go through the purchase process.

Well-assembled, properly positioned properties sold efficiently, indicating that quality and strategic pricing still commanded strong demand.
How is 2026 shaping up? We expect there to be more balance in the land market, with softer interest rates likely unlocking additional inventory and creating healthier competition. Demand will remain strong for properties with clear fundamentals such as productive soils, timber, water, and growth-corridor access.

What was your take on 2025? Demand continued to be strong for high-quality, large assets across the farms and cropland, ranches, and pastureland categories. While demand for entitled and zoned single-family development land slowed, interest remained strong for master-planned community sites as well as industrial development land. Despite challenges in timber markets, pricing rose for timber-recreation assets, particularly those that were close to major population centers.
How is 2026 shaping up? We anticipate a strong year. Homebuilders are concerned about acquiring too many shovel-ready sites but are still pursuing projects that will break ground in 2027 or beyond. Commodity prices and the continued impacts of tariffs might cause some short-term challenges in the farms-and-cropland sector. As long as the economy remains strong at a macro level, we anticipate continued strong demand for recreational assets.

What was your take on 2025? It was a year of hot-and-cold streaks. The very large holdings did well, and there was strong demand for smaller tracts. Some of the middle of the market was soft.
How is 2026 shaping up? We think it will be up and down again until late summer, and then the market will really take off and be very strong through the end of the year.

What was your take on 2025? It was a fight to get sales across the finish line. Interest rates and lender requirements were restrictive for most of the year. More cash buyers emerged during the second half of the year.
How is 2026 shaping up? We expect it to be outstanding for our industry and our company, though there are going to be difficulties in the farm markets as the commodity prices are causing havoc among farmers’ ability to control inputs.

What was your take on 2025? Another record-setting year for us, with nearly 300
transactions under contract despite a market that was more selective and disciplined. Demand for quality hunting, timber, and farmland remained strong, but buyers were more thoughtful and value-driven, which rewarded well-priced, well-presented properties.
How is 2026 shaping up? No signs of slowing down. January was our second-best January on record, and our pipeline of pending transactions remains exceptionally strong.

What was your take on 2025? It was a little uncertain for buyers and sellers alike. Inventory increased substantially over previous years.
Sellers were still looking for the inflated prices of a couple of years ago, and buyers were waiting for prices and interest rates to come down.
How is 2026 shaping up? We expect sales to exceed 2025 due to increased buyer confidence and sellers beginning to understand that prices have somewhat declined.

Sellers who were realistic and strategic achieved strong results, while those chasing peak pricing often experienced longer days on market.
How is 2026 shaping up? We expect it to bring increased stability and renewed confidence as buy-ers and sellers adjust to the new normal of interest rates and market conditions. Pent-up demand remains, and as consumers become more comfortable with current financing costs, transaction activity should continue to strengthen.

What was your take on 2025?
It was a somewhat slower moving year. Even with interest rates beginning to trend downward, buyer activity remained more cautious than expected, and overall engagement stayed relatively muted across both on-market and off-market opportunities. We also saw some uncertainty building in the agricultural sector, particularly as many farmers faced continued economic pressure, creating a wait-and-see environment.
How is 2026 shaping up? Our outlook is optimistic. We expect the market to begin shifting out of the slower pace we experienced in 2025, with increased activity as interest rates continue to ease and buyer confidence strengthens. We’re also watching the agricultural sector closely and are hopeful that improved conditions will bring new opportunities for both landowners and investors.
