On behalf of Manulife Investment Management, Timberland and Agriculture Inc (MIMTA), LandVest is pleased to announce the sale of the Brule River Timberlands. Brule River is an impressive collection of operational timberlands located in Douglas, Washburn, and Bayfield Counties, Wisconsin. The property is well consolidated and lies between Hayward, Wisconsin and the twin cities of Superior, Wisconsin and Duluth, Minnesota. The Brule River Timberlands have a long legacy of professional forest management and are arguably the best collection of privately held pine plantations in the state of Wisconsin.

The Brule River Timberlands have an established history of generating investment grade cash flows from the sale of timber. The Timberlands are situated in a region of Wisconsin that has reliable access to diverse markets in Michigan, Minnesota and Wisconsin. Of the total acreage, an impressive 59,393± acres (78%) occur as established pine plantations and natural pine stands. The property benefits from decades of silvicultural investments, and current age class distribution supports sustainable timber supply for decades into the future.

The Brule River Timberlands are encumbered by a conservation easement held by the State of Wisconsin Department of Natural Resources. The conservation easement encourages sustainable forest management and public recreation while limiting division and development of the subject lands. The easement does allow for further development of natural capital opportunities. The property lies in a unique portion of Wisconsin where natural pine and pine barrens were historically dominant. MIMTA has made efforts to encourage these natural forests where appropriate, and further development of carbon and other environmental credits are also potentially available for diversification of cashflows.

The Brule River Timberlands are being offered for sale through a single-stage, bid sale process. The data room will open in late July/early August, with bids due in late September.
