On behalf of Molpus Woodlands Group (MWG), LandVest is pleased to announce Project Blackwater, a three-state portfolio of investment grade timberlands located in the coastal plains of Louisiana, Georgia and Florida. The property consists of two sale units: Acadia in Louisiana and Osceola in South Georgia and North Florida. Together these sale units fall within two of the U.S. South’s premium wood markets. The properties have been actively managed as commercial timberland for decades and offer a turn-key opportunity for investors to enter multiple markets through a portfolio acquisition, or by purchasing either of the sale units individually.

Together, these tree farms have approximately 66% of their acreage in pine plantation (Acadia 72% and Osceola 54%), with the balance being a mixture of natural forest areas, roads and non-forested lands. The merchantable plantations carry an average of 82 tons per acre on the Acadia Sale Unit and 63 tons per acre on the Osceola unit with average site indexes of 77 feet and 80 feet, respectively. The plantation age classes are well distributed, offering a dependable series of cash flows moving into the future.

In addition to the outstanding timber resources, the units sit within the highly sought after coastal plain markets of Southwest Louisiana, South Georgia and North Florida. These are not only exceptional timber markets but well-established recreational land markets, particularly South Georgia and North Florida.

Project Blackwater is being offered for sale through a single-stage, sealed bid sale process. Buyers may bid on individual sale units, or the portfolio as a whole. The data room is now open.
